Detailed planning permission was secured by Shaw Corporation as part of a team to secure a landmark 41 storey mixed use tower at the centre of Elephant and Castle
This landmark development at the Elephant and Castle close to Zone 1 Underground stations was brilliantly conceived by award winning architects Allies & Morrison and will provide two distinct and complementary modern buildings. Together with a new public square these ambitious proposals will act as a catalyst for the renaissance of the public and urban realm between Newington Causeway and Southwark Bridge Road in an area largely devoid of planned and useable public spaces.
The scheme proposals will provide for 335 apartments including onsite affordable housing together with over 3,000 sq ft of retail to re-enliven Newington Causeway and will include over 50,000 sq ft of Category A offices.
This dynamic scheme will help provide for the upgrade of local parks for local residents and will help deliver major transport and infrastructure improvements at the Elephant and Castle.
The planning application was approved by the Mayor of London in December 2013. Development is now well advanced and will be completed in late 2017/early 2018.
Shaw Corporation strategically assisted the owners and joint venture applicants over a period of six years to achieve the detailed planning consent and was directly involved in the planning and development strategy that has delivered the detailed planning consent including discussions concerning the affordable housing and the commercial and retail content of the new building.
As part of the approvals process Shaw Corporation has undertaken several viability assessments and negotiations on this project with both the Council and the GLA as well being directly involved in the Section 106 negotiations.
Shaw Corporation was directly involved in the negotiation of a legal agreement with the Ministry of Sound who are located adjacent to the site.
